The Community Manager is responsible for the day‑to‑day operations of an assigned property, leading the team, managing daily activities, and ensuring compliance with company policies, Fair Housing, ADA, and other multi‑family housing regulations while achieving budgeted financial and operational goals.
Key duties include developing and monitoring property budgets, setting rent rates, collecting payments, preparing monthly financial reports, and approving vendor invoices with proper insurance verification and coding. The role also oversees lease enforcement, approves resident applications and renewals, manages evictions and late fees, and analyzes market trends to implement leasing strategies that drive occupancy and revenue. Additionally, the manager promotes resident satisfaction by addressing complaints, ensuring timely service requests, supervising maintenance standards, and conducting regular property inspections to maintain safety and appearance.
Supervisory responsibilities involve interviewing, hiring, orienting, and training staff, as well as managing performance in alignment with Greystar’s values and policies. The manager also maintains strong owner relationships by providing performance updates, conducting property tours, and responding to owner inquiries.
The position requires physical stamina to stand, walk, bend, climb ladders, and lift up to 25 lb independently (or 50 lb with assistance), and the ability to work in all weather conditions. Flexibility is essential, including availability for call duties during evenings, weekends, and holidays, and occasional travel to support other properties or attend training.
Compensation ranges from $80,000 to $85,000, with eligibility for quarterly or annual bonus programs.
