• Perform electrical, plumbing, carpentry, painting, appliance repairs, and janitorial tasks.
• Follow preventative maintenance schedules and safety protocols, using PPE.
• Conduct landscaping duties and oversee contracted landscaping vendors.
• Coordinate with the property manager to identify maintenance needs and document completed work.
• Keep common areas clean, manage trash removal, and inspect exterior lighting.
• Assist with pool maintenance, including filter care, pump operation, and water testing.
• Perform regular physical activities, lift up to 50 lb, climb ladders up to six feet, and operate hand and power tools.
• Work in confined spaces, outdoors in all weather, and handle exposure to chemicals, machinery, and electrical components.

The full‑time Maintenance Technician II position works Tuesday‑Saturday, 8:00 AM‑5:00 PM with a 60‑minute unpaid meal break. It is a non‑exempt role with overtime eligibility, paying $24.00‑$36.00 per hour depending on experience, plus monthly bonuses through Stratum’s Stabilized Incentive Bonus Plan. Additional compensation includes a $50 monthly cell‑phone stipend and the option to live onsite with a 25 % rental discount, utilities and internet included.
