The Leasing Representative coordinates marketing, leasing and renewal strategies to meet occupancy, revenue and resident‑retention goals. The role involves leasing activities for new residents, maintaining resident satisfaction throughout the lease term, and securing lease renewals.
- Perform sales and leasing activities to meet revenue and occupancy targets, including prospect qualification, tours, applications, credit and background checks, lease preparation and move‑in coordination.
- Inspect apartments before move‑in, ensure readiness, and schedule any needed maintenance.
- Monitor market and competitor conditions, develop short‑ and long‑term marketing plans, and apply concessions or specials to boost occupancy.
- Design and execute marketing initiatives such as resident referral programs, employer outreach, and online advertising on platforms like Craigslist and Facebook.
- Utilize property management software (e.g., OneSite, Yardi) to track availability, record traffic, manage resident and prospect data, and capture demographic information.
- Maintain show‑unit and marketing corridor quality through daily inspections, coordination with maintenance, merchandising and office preparation.
- Follow up with prospects and new residents via email, thank‑you notes, calls or cards to ensure satisfaction and finalize lease decisions.
- Support lease renewal program by preparing renewal letters, contacting residents before move‑out dates, and ensuring timely signing of renewal documents.
- Respond promptly and courteously to resident or owner concerns, taking action to resolve issues or forward requests to appropriate personnel.
- Maintain all state and local licenses or certifications required for the role.

Incumbents must be able to stand, walk, sit for extended periods and perform physical tasks such as bending, climbing ladders and lifting up to 25 lb unaided (or 50 lb with assistance). The position requires working in all weather conditions, occasional travel, and a flexible schedule that includes evening, weekend and holiday call coverage.
- Hold a valid driver’s license to operate a golf cart on the property.
