The Operating Engineer ensures the efficient operation and maintenance of mechanical, electrical, and plumbing equipment across assigned properties. Duties include maintaining a clean and safe working environment, conducting routine assessments, and performing preventive and corrective maintenance.
Work is performed both in office settings and on‑site, involving travel between properties and exposure to varied weather conditions. Physical tasks include lifting equipment, climbing, and reading technical documents.
- Perform all plumbing, electrical, and HVAC work for assigned buildings
- Maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV and air distribution systems
- Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, valves, thermostats and diffusers
- Verify field conditions and carry out necessary repairs or adjustments
- Repair doors, ceilings, hand railings, floors and other general building components
- Repair plumbing fixtures such as water closets, urinals, flush valves and lavatories
- Conduct preventive maintenance per C&W standards, including filter changes, coil cleaning, condenser flushing, bearing greasing, belt inspection, motor bearing replacement, pulley alignment, water treatment monitoring, cooling tower cleaning and annual inspections
- Inspect engine rooms, fan rooms, cooling towers, motors, pumps, electric rooms, backup generators, fire pumps, sump and ejector pumps; replace lamps and signage, and maintain clear, unobstructed spaces
- Verify emergency exit signs and lights operate correctly and ensure clear access to exits; perform fire and life safety inspections per NFPA and local codes
- Document activities and report to supervisor
- Respond immediately to emergencies and customer concerns
- Ensure compliance with codes, regulations, agency directives and safe work practices
- Follow C&W uniform dress code and maintain a neat appearance
- Move between departments, floors and properties

The role requires adherence to company policies, safety protocols, and applicable codes and regulations, as well as completion of required safety training and maintenance of a professional appearance.
Candidates must possess at least a high school diploma or GED, with preference for apprenticeship or trade school training, and bring five or more years of experience working with building mechanical, electrical, and plumbing systems.

- Possible Universal Technician certification for CFCs
- Valid driver’s license with good record
- Basic computer skills in Outlook, Excel and Word
- Experience with HVAC, boilers, heaters, pumps, refrigerant systems, compressors and water systems
- Knowledge of energy management systems and techniques
- Comprehensive knowledge of building systems operations, maintenance and repair
- Ability to work solo on shifts, including extended periods, overtime, on‑call or shift work as needed
- Ability to stoop, stand, climb and lift at least 50 lb frequently, and use rigging/lifting devices
- Regular crouching and reaching to install or move equipment
- Communicate clearly and read oral and written information
- Use vision to read printed material, drawings and schematics
