Remain current and up to date with new industry practices, legislative changes and new technologies
Support preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, light, electrical, roofing, fire prevention and life safety systems and maintaining updated records of such activities
Assist with waste, recycling and hazardous materials issues
Participate in corporate Occupational Health and Safety programs
Maintain daily maintenance logs of all base building equipment
Assist other team members with completion of tasks
General maintenance and housekeeping, including painting, sweeping, litter pick up, and pressure washing
Assist trades in completing tasks and services and liaise with Tenants to ensure completion
Monitor and operate the Building Automation Systems (BAS) and various computerized control systems
Maintain all electrical, mechanical and maintenance rooms for cleanliness and organization
Purchase and control equipment inventory and supply as necessary; consider sustainability when evaluating options for replacement equipment
Perform monthly fire alarm testing of all fire systems and life safety equipment
Respond quickly and efficiently to tenant and management requests. Complete preventative/demand maintenance tasks and input histories as required
Assist with insurance and risk management inspections, remedial actions and reporting
Conduct and log environmental/preventative maintenance assessments and/or inspections;

High school diploma supplemented with post-secondary courses or certification
Available for on-call and after-hours emergencies
Intermediate skills in Microsoft Office, Building Automation System (BAS), and Computerized Maintenance Management System (CMMS).
Ability to communicate with co-workers and supervisors effectively and professionally, both oral and written
Ability to lift 50 lbs
Availability for Emergency response and on-call duty, as required
Familiar with all aspects of the electrical building operations, mechanical and related systems to operate equipment in a safe and efficient manner
Valid Class 5 license in good standing; clean driver’s abstract required.
5 + years of direct work experience as a building operator or related experience
Familiarity with smart phone and tablet technology
Awareness of occupational health and safety practices
Superior ability to develop and sustain cooperating working relationships
