Description

The Assistant Community Manager assists the Community Manager in effectively managing the assigned property. In the Community Manager's absence, the Assistant Community Manager will assume all responsibilities associated with accomplishing property objectives as set forth by the property supervisor and the property owner. In addition, the Assistant Community Manager is directly responsible for maintaining daily, weekly, and monthly reports including accurate reporting of rents and deposits of all other monies. The Assistant Community Manager also conducts all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.

• Update rents, deposits, and other monies received; verify against lease.
• Issue notices such as late payment, eviction, or returned check memos.
• Maintain a positive resident‑relations attitude.
• Inspect property, pick up litter, and report service needs to maintenance staff.
• Perform all Leasing Associate duties, including greeting prospects, showing the community, and marketing.
• Contact each notice‑to‑vacate and attempt renewal conversion.
• Monitor local market conditions and suggest marketing ideas to improve resident satisfaction.
• Update on‑site accounting system with leases, notices, move‑ins, move‑outs, traffic, and demographics.
• Proofread lease paperwork and process move‑ins and move‑outs.
• Process security‑deposit move‑out reports.
• Accept resident service requests, route to maintenance, and follow up after completion.
• Perform duties under pressure and meet deadlines promptly.
• Collaborate as part of a team and complete assignments independently.
• Interact professionally with co‑workers, supervisors, guests, and the public while complying with company safety rules.

Requirements

• 2 years of LIHTC, HUD, and Section 8 experience (required).
• 1 year of property management experience (required).
• 1 year of experience with Yardi or Yardi Voyager (preferred).
• High school diploma or equivalent (preferred).
• Proficient with Microsoft Office Suite (Word, Excel, PowerPoint) and Gmail.
• Work effectively in a fast‑paced, customer‑service oriented environment.
• Follow supervisor instructions and exercise problem‑solving skills.
