As Maintenance Supervisor, you will direct daily maintenance activities, ensure the community’s physical condition meets corporate safety standards, and lead a team of maintenance technicians. The role also involves coordinating make‑ready turnover projects, managing work orders, overseeing contractors, and maintaining all common‑area amenities.
- Oversee daily maintenance operations and ensure community upkeep meets safety standards

- Maintain community grounds, pool/spa, common areas, lighting, and amenity systems
- Schedule and perform testing/maintenance of pumps, boilers, fire systems, elevators, generators, and detectors
- Conduct regular inspections, including move‑out and preventative maintenance inspections
- Oversee landscape maintenance, pressure washing, and irrigation repairs
- Manage contractor relationships for specialized services
- Respond to after‑hours emergency calls and maintain an on‑call schedule
- Ensure workshop and utility rooms are clean, orderly, and OSHA compliant
- Remove snow and ice during inclement weather and maintain equipment supplies within budget
- Enforce security practices, key control, and lock‑out/tag‑out procedures
- Participate in resident events and community programming
- Maintain high resident satisfaction and improve reputation scores
- Implement new systems and use company technology effectively

Candidates must have at least three years of maintenance experience, preferably in a supervisory capacity, and possess strong competencies in electrical, plumbing, pool, carpentry, and painting work. Relevant certifications such as CPO or CAMT are preferred, along with proficiency in MS Office, Yardi or similar property‑management software, and a solid understanding of Fair Housing regulations. A high school diploma, a valid driver’s license, and the ability to meet background‑check requirements are required.
