The Property Manager (CRE) is responsible for managing a property or group of properties on behalf of a client and fulfilling obligations outlined in the management agreement. This role involves overseeing lease administration, collections, compliance, staffing, inspections, budgeting, vendor contracts, and tenant relationships to achieve client goals.
- Responsible for all lease administration duties
- Monitor collections and coordinate default proceedings
- Ensure compliance with property management policies, codes, regulations, and government directives
- Provide management and leadership to property staff, including hiring and performance management
- Develop and execute comprehensive inspection processes on weekly, monthly, quarterly, and annual bases
- Create operating and capital budgets, track variances, and oversee CAM reconciliations
- Bid, negotiate, and manage vendor contracts per company or client requirements
- Accurately abstract all property leases in lease administration software
- Maintain interface with owners and accounting to ensure contract compliance and timely reporting
- Coordinate tenant and building construction work to ensure timely, accurate completion
- Participate in leasing and client meetings to facilitate effective communication and achieve objectives
- Foster positive relationships with tenants, external clients, and internal stakeholders

The position operates in a professional office environment with standard equipment such as computers, phones, and copiers, and requires regular travel between properties in varying weather conditions. Physical demands include moving between floors, climbing stairs, and spending up to 85% of the time seated or standing while operating office machinery.

- 3+ years of real estate property management or related experience
- CPM, RPA, or CSM designation or in process
- Possess real estate license
- Strong knowledge of finance and building operations

- Ability to effectively manage a team of professionals, including employees and vendors
- Experience analyzing and negotiating commercial lease or contract language
- Advanced knowledge of Microsoft Office Suite

Compensation for this position ranges from $70,550 to $83,000, subject to factors such as location, experience, collective bargaining agreements, and market rates, with a guarantee of at least minimum wage.
