The Project Manager 2 will lead moderately complex projects or portions of large construction projects, fully implementing and managing project operations and administration in line with JE Dunn’s strategy, vision, and values. Decisions are made within defined authority limits, with consultation on larger matters, and the role offers a career path toward Senior Project Manager.
- Lead all aspects of the company’s safety culture, investigate incidents, and mentor staff toward an injury‑free environment.
- Manage the JE Dunn pre‑start checklist and support pre‑construction tasks such as quantity take‑off, trade coordination, scope development, bid packages, and schedule creation.
- Plan and implement the buyout schedule, verify pricing and scope, select successful bidders, conduct gap analysis, and issue subcontracts.
- Set up and manage the submittal schedule, review and approve shop drawings and samples before submission to architects or engineers.
- Ensure approved submittals are returned to subcontractors and available to the project team according to the schedule and contract.
- Coordinate with Logistics to obtain pricing for materials and equipment.
- Work with risk management to secure approvals and bonding for subcontractors, providing ongoing risk analysis throughout the project lifecycle.
- Coordinate stakeholders including subcontractors, owners, field teams, design teams, and vendors.
- Disseminate change requests to subcontractors, gather pricing, and evaluate accuracy before submission.
- Prepare and obtain owner/architect approval for change requests.
- Lead monthly project reviews, progress meetings, and Owner‑Architect‑Contractor (OAC) meetings.
- Process monthly subcontractor and owner pay applications.
- Develop and update project schedules with the superintendent, applying Lean principles and tracking materials, labor, and procurement logs.
- Identify potential schedule impacts such as scope changes, weather, or manpower issues and develop mitigation plans.
- Document decisions affecting budget, schedule, legal, quality, and safety using best‑practice documentation standards.
- Provide regular reporting and analysis to communicate overall project status and profitability.
- Prepare monthly cost and margin forecasts, review budgets, and highlight discrepancies to improve financial performance.
- Lead the project closeout process using best‑practice tools, including punch lists, financial reconciliation, sub‑contract management, and warranties.
- Interface with regional or company legal counsel as necessary.
- Identify, understand, and actively manage project risks.
- Manage the project business plan to maximize financial success.
- Oversee operation and administration of multiple or moderately complex construction projects.
- Identify problems and recommend solutions for team review and implementation.
- Manage deliverables from internal resources such as IPS, logistics, and self‑perform teams.
- Engage in business, industry, and community activities to build and strengthen external relationships.
- Apply Lean processes and philosophy to improve project efficiency.
- Manage budgets, maximize profitability, and generate future work through relationship building.

A bachelor’s degree in construction management, engineering, or a related field is required, though equivalent experience is considered. Candidates must have at least seven years of construction management experience and possess the ability to work accurately, communicate effectively, and apply construction management fundamentals.
The position requires a valid driver’s license, the ability to lift up to 25 pounds, and may involve travel, relocation, and non‑traditional hours to meet project needs. Work environments can include extreme weather conditions and both site and office locations.
