Participate in fieldwork which might include climbing ladders, entering confined spaces, and working in various weather conditions. Ensure safety protocols are followed during all site visits. Physical ability to inspect large complexes, including mechanical/electrical systems and subcomponents and supporting systems (assessors typically walk up to 5 miles per day).
Engage in continuous learning about new building technologies, materials, and assessment methodologies. Attend training sessions or workshops to enhance skills in facility management and condition assessment.
Document findings through photographs, sketches, and notes, ensuring all data is accurately recorded. Use computer tablets with built-in cameras to document mechanical or electrical equipment and subcomponents encountered during assessments and providing justification for determination of the physical condition.
Help in drafting preliminary reports based on assessment findings, including identifying necessary repairs, maintenance, or upgrades. Assist in compiling data into structured formats for detailed condition assessment reports.
Assist in conducting thorough facility condition assessments, including interior and exterior inspections of client buildings. Work under direct supervision and in accordance with instructions and standard practices.
Assist senior assessors in managing project timelines, ensuring assessments are completed within deadlines. Help coordinate with other team members as needed.
Review and interpret architectural and engineering blueprints to understand building layouts, systems, and potential issues. Use blueprint information to guide assessment processes and identify areas of concern.
Apply basic knowledge of building systems (HVAC, electrical, plumbing, structural) to assess their condition and functionality. Identify and report on the operational status and potential defects in these systems.
