Description

The Maintenance Technician role ensures that community buildings, grounds, amenities and common areas meet Greystar’s standards for cleanliness, safety and functionality. The position handles resident service requests, prepares vacant units for new occupants, develops and enforces appearance standards, inspects work performed by staff and contractors, manages inventory, and supports budgeting and preventive‑maintenance programs.

• Respond to resident work orders, diagnose issues, and perform repairs per company policies and codes.
• Manage “make‑ready” process: inspect pre‑move‑out units, create punch lists, schedule vendors, complete repairs and verify work.
• Establish and uphold cleanliness and appearance standards for grounds, amenities, exteriors, interiors and common areas.
• Inspect work of service team members and external contractors to ensure compliance with quality and specifications.
• Maintain inventory of spare parts and maintenance supplies, coordinating orders with the Community Manager within budget.
• Execute monthly preventative‑maintenance tasks as outlined in policy manuals.
• Assist Community Manager in budgeting for routine repairs, maintenance and capital projects.
• Implement cost‑saving measures by repairing rather than replacing parts and minimizing waste of materials.
• Conduct regular safety meetings, keep MSDS sheets current, and ensure OSHA and other safety regulations are met.
• Deliver courteous customer service, address resident inquiries and complaints promptly and professionally.
• Use and maintain hand tools, power tools and measuring devices safely; provide own tools unless prohibited by law.
• Apply logical problem‑solving skills to identify and correct maintenance issues.
• Perform basic mathematical calculations for financial and administrative documentation.
• Maintain all state and local certifications and hold a valid driver’s license for operating a golf cart if needed.

Requirements

• Hold a high school diploma or GED and possess experience in property or building maintenance trades.
• Communicate effectively with residents, team members and external contacts, both verbally and in writing.
• Demonstrate proficiency with internet, word processing, spreadsheets and database programs; property‑management system experience preferred.
• Possess EPA Type I/II or Universal certification for HVAC work when required.
• Ability to stand, walk, bend, climb ladders and lift up to 25 lb independently (or 50 lb with assistance) in various weather conditions.
• Flexibility to work on‑call schedules, including evenings, weekends and holidays, and travel locally for meetings or training.
