The Marketing Representative coordinates community marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident retention goals. This role handles all leasing activities, from prospect interaction to lease signing and move‑in support, while ensuring resident satisfaction throughout the lease term.
Key organizational responsibilities include acting as a Journey Visionary by prioritizing solutions and driving journey metrics, and demonstrating Passion & Innovation through deep problem understanding and creative solutions. The representative also serves as an Organizational Ambassador, engaging residents, prospects, associates, and stakeholders, and leads project and change management initiatives across cross‑functional teams.
Core duties involve greeting and qualifying prospects, conducting tours, processing applications, performing credit and background checks, and preparing lease packages. The representative inspects apartments before move‑in, monitors market and competitor conditions, develops short‑ and long‑term marketing plans, and designs off‑site marketing activities such as resident referral programs and internet campaigns. Daily use of property management software (e.g., Yardi) tracks availability, traffic, and resident data, while maintaining show‑unit quality through regular inspections and coordination with maintenance. Follow‑up communications, lease renewal execution, prompt response to resident concerns, and completion of financial and administrative reports are also required.
Candidates must have a high school diploma or GED and a background in sales, marketing, internet, and customer service that demonstrates the ability to resolve complaints and handle financial reporting. Required skills include effective written and verbal communication, basic mathematical proficiency for budgeting and fiscal reporting, strong sales reasoning, and fluency with word processing, spreadsheets, and property management applications (preferably Yardi). A valid driver’s license is required, and industry certifications are a plus.
The work environment demands regular use of hands, standing, walking, reaching, climbing, stooping, and squatting, with occasional sitting. Physical ability to access all interior and exterior property areas, operate golf carts, lift up to 20 lb independently (or 50 lb with assistance), and meet vision requirements is essential.
Routine local travel may be required for training, market research, or other job‑related activities.
The position is scheduled for a 40‑hour work week with typical hours of 9 am‑6 pm Monday‑Friday, 10 am‑5 pm Saturday, and 1 pm‑5 pm Sunday. Marketing Representatives must be available to work weekends as needed and perform essential functions independently.
