Construction Manager

Description

We are seeking a full‑time Construction Manager/Owner’s Representative to lead complex private and public development projects. The role ensures projects stay on schedule, within budget, and meet quality standards by coordinating contractors, municipal agencies, and internal teams while supervising inspectors, managing bids, and supporting permitting.

• Address construction issues directly or with Lead Construction Manager/Project Manager.
• Represent AKS on site, building relationships with contractors, municipal representatives, and clients.
• Negotiate agreements, draft contracts, and secure required permits and licenses.
• Prepare and negotiate cost estimates, budgets, schedules, and constructability assessments.
• Manage budgets and coordinate cost discussions with contractors, subcontractors, and owners.
• Collaborate with Project Manager and Coordinator to obtain all necessary permits efficiently.
• Prepare internal and client‑facing reports tracking project progress, schedules, and costs.
• Document all changes to specifications, work scope, and drawings.
• Identify, manage, and mitigate project risks to keep work on track.
• Inspect and document construction progress of streets, earthwork, and utilities for compliance.
• Promote a safety‑first work environment and clearly communicate safety protocols.
• Coordinate and review work with contractors, subcontractors, field staking teams, and inspectors.
• Review contractor billing and verify accuracy of billed quantities.
• Manage construction project closeout, including documentation, bond estimates, and contractor completion lists.
• Oversee warranty release processes to ensure client satisfaction after completion.

Requirements

• Minimum 4+ years proven experience in construction and civil engineering.
• Strong understanding of construction methods, contracts, technical drawings, and specifications.
• Comfortable working on active construction sites in varying weather conditions and terrain.
• Demonstrated ability to make swift, strategic decisions under pressure while managing multiple priorities.
• Proactive planner with deep understanding of the entire construction project lifecycle.
• Strong leadership skills that inspire and guide teams effectively.
• Well‑respected reputation within the local civil construction community.
• Valid Oregon or Washington driver’s license, clean driving record, and insurable to operate an AKS vehicle.
• Ability to pass a drug test.
• Associate or Bachelor’s degree in Construction Management, Civil Engineering, or related field (nice to have).
• Experience in construction cost estimating (nice to have).
