Maintain organized site records: correspondence, permits, inspection reports, test results, change orders, meeting minutes, and shop drawings.
Attend and report on all project meetings as WinnCompanies’ representative.
Review contractor payment requests and provide recommendations.
Receive and transfer technical manuals, keys, spare parts, and other closeout materials to operations staff.
Accompany inspectors from local, state, or federal agencies.
Immediately report unsafe conditions, substandard work, or potential delays.
Review and compare as-built drawings with field documentation.
Monitor construction progress and quality to ensure compliance with plans, specifications, and schedules.
Maintain impartiality and avoid assuming roles of superintendent, safety officer, or contractor.
Ensure property protection during severe weather events.
Act as WinnCompanies’ liaison between construction teams, design professionals, and external stakeholders.
Support punch list development and monitor completion.
Ensure site safety and coordinate with security personnel.
Coordinate training for WinnCompanies’ staff on equipment and systems.
Oversee installation of owner-furnished equipment, furniture, and specialty materials.
Participate in final inspections and commissioning.
Log daily activities.
Respond to resident concerns and coordinate communication with property management.

5+ years
Experience with sustainable building practices (LEED, Passive House, Net Zero).
Bachelor's degree in Construction Management, construction technology, Building Science, or related field.
Ability to remain impartial and focused on owner interests.
Proficient in Microsoft Suite of Programs including Projects.
Familiarity with affordable housing or mixed-use development environments.
Willingness to travel across New Jersey and surrounding areas as needed.
Strong understanding of construction documentation, scheduling, and compliance.
Knowledge of permitting workflows and regulatory compliance in the tri-state area.
Physical ability to navigate active construction sites and perform field inspections.
Proficient in Bluebeam Revu.
Bilingual (Spanish/English), other languages also a plus.
5+ years of experience in building construction, preferably in roles such as Clerk of the Works or Project Manager.
Excellent verbal and written communication skills.
A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
Proficiency in Microsoft Office Suite and construction management software.
Experience using construction management software such as Procore, Smartsheet and Fieldwire.
