Review assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to accomplish all tasks.
Cultivate positive working relationships with our Client and the Operations Maintenance team members.
Consult with clients to schedule preventive maintenance and other downtime to minimize business interruption and inconvenience.
Respond quickly to emergency situations, summoning additional assistance as needed.
Arrange, oversee and inspect work performed by outside contractors.
Implement a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life.
Inspect building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client.
Promote a safe working environment by following all safety procedures. What You’ll Need

High School Diploma or GED and four years’ experience in complete building operations or equivalent combination of education and experience.
Applicants must be currently authorized to work in United States without the need for visa sponsorship now or in the future.
Knowledge of financial terms and principles, as well as financial reporting, forecasting and budgeting
Universal CFC certification strongly preferred. Additional certification in one or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. Certifications/licenses as may be strongly preferred by local or state jurisdictions.
Physical requirements including stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.
Experience with Microsoft Office Suite (Microsoft Office: Outlook, Word, Excel, etc.)
Effective communication, presentation, problem solving and analytical skills.
