The Service Director reports to the Community Director and is a non‑exempt position within the Property Management department. The role is responsible for overseeing and performing technical and mechanical work to keep the interior and exterior of the property, including grounds, amenities and common areas, aligned with the company’s standards for cleanliness, safety and functionality.
The Service Director provides strategic leadership by collaborating with on‑site teams to prioritize solutions, drive innovation, and act as an organizational ambassador to residents, prospects and stakeholders. They also manage projects, lead change initiatives, and actively participate in community and industry activities that enhance the company’s reputation.
Day‑to‑day duties include responding to resident work orders, completing make‑ready inspections for vacant units, establishing and enforcing cleanliness standards, inspecting the work of staff and contractors, maintaining inventory, assisting with budgeting, performing preventative maintenance, and conducting safety meetings to ensure OSHA and MSDS compliance. The role also requires strong customer‑service skills, punctual attendance, and the ability to work under pressure while maintaining respectful interactions with residents and team members.

- Develop and enforce standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, signage, parking and common areas.
- Inspect work performed by service team members and external contractors, ensuring quality, scope compliance and corrective action as needed.
- Maintain inventory of spare parts and maintenance materials, ordering supplies within budgetary guidelines.
- Assist the Community Director in budgeting for repairs, maintenance and capital expenses; promote cost‑cutting by repairing rather than replacing parts.
- Perform monthly preventative maintenance procedures on building systems and equipment.
- Conduct regular safety meetings, keep MSDS sheets current, and stay updated on OSHA and other safety regulations.
- Deliver courteous customer service, address resident complaints, assign work orders efficiently and work calmly in stressful situations.

Candidates should have 2‑3 years of apartment‑maintenance experience, a high school diploma or GED (college or technical degree preferred), EPA Type I/II or Universal refrigerant certification, a valid pool operator certificate, and a driver’s license. Required skills include proficiency with hand and power tools, knowledge of OSHA and MSDS regulations, basic math, logical problem solving, computer literacy (internet, word processing, spreadsheets, property‑management systems), and the physical ability to lift 50 lb independently (150 lb with assistance) and operate in all weather conditions.

- Ability to lift 50 lb unaided (150 lb with assistance), climb, stoop, squat and operate in all weather conditions; visual acuity for close, distance, color and depth perception.
