Description

The Community Manager role in Jersey City oversees day‑to‑day operations of an assigned property, managing team members, daily activities, and resources to meet budgeted financial and operational goals. The position requires lease‑up experience and ensures compliance with company policies, Fair Housing, ADA, and other applicable laws.

Key responsibilities include developing budgets, setting rent rates, collecting and posting rent, preparing monthly financial reports, approving vendor invoices, and controlling expenditures. The manager also enforces lease terms, conducts resident screenings, handles evictions, analyzes market trends, and implements leasing strategies to achieve occupancy targets.

• Develop and manage property budgets based on financial analysis and market data.
• Set rent rates, collect payments, and prepare monthly financial status reports.
• Approve vendor and contractor invoices, ensuring proper documentation and coding.
• Control expenditures and maintain the petty cash fund within budget constraints.
• Oversee lease enforcement, including resident screening, renewals, evictions, and fee collection.
• Analyze market trends and execute short‑ and long‑range leasing strategies.
• Respond promptly to resident complaints and service requests to boost satisfaction and retention.
• Supervise maintenance staff, ensuring timely completion of service requests and property standards.
• Conduct regular property inspections to maintain safety, cleanliness, and curb appeal.
• Recruit, hire, orient, and train property staff while managing performance according to company policies.
• Maintain owner relationships through property tours, performance updates, and responsive communication.

Requirements

The role demands physical stamina to stand, walk, climb ladders, and lift up to 50 pounds, as well as the ability to work indoors and outdoors in all weather conditions. A flexible schedule is required, including evening, weekend, and holiday call duties, with occasional travel to support other properties or attend training.
