The role involves completing resident work orders, handling emergency maintenance, preparing vacant units, performing preventative maintenance, managing inventory, delegating tasks to technicians, maintaining logs, planning daily activities, selecting and overseeing contractors, supporting the General Manager with budgeting, and overseeing property inspections and amenity upkeep.
- Complete resident work orders for appliances, plumbing, HVAC, electrical, and more
- Respond to emergency maintenance requests after hours
- Prepare vacant apartments for rent‑ready status
- Perform preventative maintenance and maintain inventory of parts
- Delegate service requests to technicians and property monitors
- Maintain logs and update service request databases
- Plan daily activities, prioritize work orders, and handle administrative paperwork
- Select external contractors and monitor their performance
- Support General Manager in budget responsibilities
- Manage property inspections for life safety, pool, elevators, and lighting
- Maintain and clean all amenity areas (pools, weight rooms, parking decks, etc.)
- Assist with property rehabilitation and QA inspections on new construction
- Evaluate service technicians and property monitors quarterly and yearly
- Wear a clean, neat uniform and maintain professional appearance at all times
- Communicate with residents and prospects per PAC standards
- Handle resident complaints calmly and resolve issues within 24 hours
- Deliver newsletters and correspondence to residents
- Coordinate, set up, and clean up after resident events as directed

Candidates must have at least three years of maintenance experience, preferably in apartment settings, and one to two years in a supervisory role. Required skills include troubleshooting, basic budgeting, a refrigeration certification (type 2 or universal) obtained within 90 days, and a clean driving record with reliable transportation.
Physical demands include using hand tools, lifting up to 50 pounds, pushing 300‑pound loads, climbing ladders up to 40 feet, and operating hand‑trucks or company vehicles. Excellent customer service is essential, requiring a professional appearance, clear communication, prompt resolution of resident issues, and coordination of resident events.
