The Marketing Representative coordinates community marketing, leasing, and renewal strategies to meet occupancy, revenue, and resident retention targets. This includes handling all leasing activities for new residents, maintaining resident satisfaction throughout lease terms, and securing lease renewals.
The role supports the on‑site team by prioritizing solutions that improve journey metrics, deeply understanding issues to craft innovative solutions, and acting as an ambassador to residents, prospects, associates, and stakeholders. Additional duties involve project planning, leading cross‑functional change initiatives, and participating in community and industry activities that enhance the company’s market presence.
Daily responsibilities encompass face‑to‑face prospect engagement, property tours, application processing, background checks, and preparation of lease documents. The representative ensures apartments are move‑in ready, monitors market conditions, develops marketing plans, executes off‑site campaigns, manages data in the property management system, maintains show‑unit quality, and follows up with prospects and residents to facilitate leasing decisions and renewals. They also address resident concerns promptly and generate required administrative and financial reports.
The position is full‑time with a typical schedule of 9 am–6 pm on weekdays, shorter hours on weekends, and requires availability for weekend shifts. The role demands physical activity such as standing, walking, climbing, and lifting up to 20 lb independently (or 50 lb with assistance), as well as occasional local travel for training or market research.
Candidates must have a high school diploma or GED, a background in sales, marketing, internet and customer service, and the ability to communicate effectively in writing and verbally. Required skills include basic mathematics, reasoning, proficiency with word processing, spreadsheets, and property‑management software (preferably Yardi), as well as internet marketing tools. A valid driver’s license is mandatory; industry certifications are a plus.
