The Community Manager supervises daily operations of the apartment community, enforces company policies, ensures regulatory compliance, and drives occupancy and lease renewal performance. The role also involves managing resident relations, overseeing leasing processes, handling financial reporting, and leading a small on‑site team.
- Define and assess property objectives, recommending changes to structure, management, and goals.
- Generate renewal offers to residents before lease expirations.
- Create and post 10‑day notices and small‑balance letters for rent non‑payment, and assess late fees.
- Oversee completion and submission of move‑out review paperwork to Haven Residential.
- Ensure timely entry and closure of all work orders.
- Achieve and maintain a 95 % or higher collected occupancy rate.
- Target 100 % lease renewal at market rent, completing renewals at least 30 days before expiration.
- Serve as the primary point of contact for resident inquiries and concerns.
- Conduct showings, accept applications, and process leases for available units.
- Verify accuracy of applications and submit them promptly with required deposits.
- Ensure all leases are fully executed and payments received before issuing keys and access codes.
- Complete resident move‑in and move‑out checklists and submit vacate settlement statements within one week.
- Prepare weekly activity summaries and time logs for the Regional Manager.
- Maintain confidentiality of property, ownership, and resident information.
- Operate in compliance with Fair Housing, ADA, Fair Credit Reporting Act, and all applicable federal, state, and local laws.
- Document and log all maintenance requests accurately.
- Produce monthly and weekly financial reports.
- Analyze surrounding market trends, utilities, parking, and community needs to inform marketing strategy.
- Conduct property surveys of neighboring assets, noting amenities, rents, concessions, and curb appeal.
- Host open houses and participate in corporate‑requested events.
- Distribute resident communications such as newsletters and notices.
- Design, recommend, and implement resident retention and incentive programs.
- Post vacant apartments on Craigslist and other approved marketing platforms.
- Direct the work of at least two full‑time team members and evaluate their performance.
- Provide mentoring, training, and timely disciplinary action to staff as needed.
- Monitor employee time reporting, work quality, and make‑ready completion.

Benefits
The Community Manager position is a full‑time, day‑shift management role located at River Blu Apartments in Sacramento, CA. It reports at the Management level, offers a fixed salary of $75,000 per month, and may require up to 75 % travel.
