The Maintenance Manager leads and performs maintenance services for the community, overseeing both interior and exterior repairs, grounds keeping, and safety initiatives. This role directs the maintenance staff, ensuring the community remains beautiful, secure, and well‑functioning for residents and visitors.
Key duties include recruiting, hiring, training, and supervising maintenance associates while conducting regular performance appraisals. The manager ensures the community and grounds are in good repair, inspects properties, coordinates lawn and outdoor services with approved vendors, and maintains the Community Compliance Manual. Additional responsibilities involve responding to resident repair requests, preparing apartments for new occupants, managing trash disposal, and adhering to all safety and OSHA requirements.
Candidates must have a high school diploma or equivalent and 2–5 years of maintenance experience, preferably in a multi‑family housing setting. Supervisory experience is preferred, and certifications such as HVAC, EPA, or CPO may be required. Applicants should be proficient with computer systems, able to work days, evenings, and weekends, and possess strong communication, customer service, and teamwork skills. Physical requirements include walking, bending, climbing, and lifting up to 80 lb, as well as working with mechanical, electrical, and hazardous materials.
