Provide day-to-day management, technical direction, supervision, and coordination of construction activities for Type I, Type III and Type V concrete or wood framed or a blend of mixed-use projects while representing the Company’s interest in all assigned projects.
Assist managing service agreements for environmental and civil engineers, architectural firms, and other professional service firms.
Forecast and monitor project cash flow.
Prepare/update construction schedules, budgets.
Review and redline all construction plans.
Aid Pre-Construction in all preparing bid packages.
Participate in design and development meetings and provide updates as needed internally.
Review and analyze all change orders.
Ensure plan and specification compliance.
Communicate and converse to exchange information.
Lead and coordinate efforts across in-house and third-party General Contractors, design consultants, and external partners.
Assist property management transition from construction to operations.
Enforce quality and business unit building standards.
Provide strategic guidance with the Multifamily Development Team on all construction-related matters, including:
Supervise submittal and RFI process.
Review/approve all invoices.
Resolution of production and scheduling challenges as they arise.
Participate in and/or take leadership role in construction meetings.
Ensure timely and cost-effective project delivery while maintaining high standards of quality and safety.
Supervise contractors and all other professional services.
Assist in procurement of municipality approvals, permits, certifications, and conformance.
Assist marketing team as needed.
Assist lease up team as needed.
Prepare monthly cost projections and reports.
Provide budget, schedule, and constructability input.
Negotiations with major subcontractors.
Manage construction budget and offer assistance in overall project budget.
Assist in procurement of power, phone, cable, internet, and gas contracts.
Review/approve all applications for payment.
Move about the office to access file cabinets, office machinery, etc.
Receive and inspect close out documents.
Manage all direct/indirect construction obligations associated with the transaction agreement(s).

Strong computer skills using Excel, Word, Outlook, Microsoft Project or other scheduling software.

Demonstrated technical expertise in managing complex construction projects from inception to completion.
Must be able to remain in a stationary position for extended periods of time.

Thorough experience in budgeting, bid awarding, contract review, bonding, invoice processing, lien law, environmental regulation, change-order review and negotiation.
Municipal coordination and AHJ compliance.

BA or BS with a concentration in construction technology, building construction, civil engineering, or related field or equivalent experience.
Seeing to read a variety of materials.
10+ years of related construction experience.
Ability to establish and maintain good working relationships with co-workers, contractors, and vendors.
10+ years’ experience in budgeting, bid awarding, bonding, invoice processing, lien law, environmental regulators, change-order review and negotiation.
Must be able to transport 10-25 lbs. (computer, files, etc.)
Ability to work under stressful, fast-paced conditions.
Ability to travel to field locations and stay overnight, if required.
Ability to operate a computer keyboard, phone, calculator and other office equipment with or without accommodations.
