The Assistant Community Manager supports the Community Manager in daily operations and financial management of a housing community, handling rent delinquency, cash‑flow optimization, and supervising staff in the manager’s absence.
- Accurately post all payments and income from applicants, current and former residents.
- Process and reconcile daily accounts receivable.
- Monitor bad debt, issue late notices, contact residents/guarantors, and prepare eviction filings.
- Contribute to achieving budgeted revenue, expenses, and Net Operating Income.
- Post resident charges and utility bill‑backs, and complete end‑of‑month closing and reporting.
- Maintain organized resident files and audit records for accuracy.
- Perform unit walk‑throughs, apply move‑out charges, and issue security‑deposit refunds.
- Attend onsite daily, supervise staff attendance, and enforce company policies.
- Screen, hire, train, coach, and develop onsite staff following company guidelines.
- Provide ongoing training, counseling, and performance feedback to staff.
- Lead the team to promote harmony and high‑quality job performance.
- Ensure leasing processes close deals, capture proper documentation, and keep reports current.
- Implement marketing strategies outlined in the annual plan.
- Resolve resident complaints and requests to maintain satisfaction.
- Create and manage resident‑retention programs such as events and newsletters.
- Show, lease, and move in prospective residents efficiently.
- Deliver excellent customer service and monitor maintenance request response times.
- Conduct regular property inspections to ensure appearance and timely repairs.
- Assist in supervising all operational business functions.
- Manage property resources, equipment, and supplies cost‑effectively, including vendor bids.
- Remain standing or sitting for extended periods; perform repetitive hand motions.
- Move throughout the property, climb ladders or stairs, and lift objects up to 25 lb.
- Operate machinery, motor vehicles or golf carts; work overtime, weekends, or nights as needed.
- Work in various environmental conditions, including extreme temperatures and exposure to chemicals.

- Hold a high school diploma or equivalent; bachelor’s degree preferred or two years housing‑industry experience (or equivalent combination).
- Proficient with onsite software and basic computer skills.
