Proactively reports any maintenance concerns or safety hazards to the Maintenance Supervisor or Property Manager.
Pushes and or pulls appliances using appliance dolly up to 200 pounds.
Assists in maintaining curb appeal and common area upkeep as needed.
Provides support during inspections, resident move-ins/outs, and capital improvement projects.
Completes service requests within 24 hours whenever possible, maintaining high standards of resident satisfaction.
Demonstrates accountability by completing all assigned tasks promptly and thoroughly.
Participates in the rotating on-call schedule, responding to emergencies and after-hours maintenance needs as required.

Installs, repairs, and rekeys door locks, including deadbolts.
Installs appliances and electrical fixtures, ensuring safety and compliance with applicable codes.
Moves and installs large appliances safely, using a dolly and assistance when needed.
Adheres to and complies with all company safety policies and procedures; wears required personal protective equipment (PPE) at all times.

Must maintain a reliable mode of communication and respond within a reasonable amount of time in the case of an emergency. (Reasonable amount of time is within 30 minutes of first contact).
Certified Pool Operator (CPO) certification preferred or willingness to obtain.
Electrical certification preferred.
Willing and able to work on-call, weekends, holidays, evenings, and overtime as required.
Occasionally lifts and carries up to 80 pounds.
Must wear the company-issued uniform and photo I.D. badge during regular and on-call work hours.
Experience working with property management software is a plus.
Able to read, write, and comprehend the English language.
Reliable transportation to and from work and on-call assignments.

HVAC Certification required.
