The Groundskeeper represents IPG professionally, performs general grounds maintenance such as mowing, edging, trimming, and leaf removal, and operates power tools safely. Responsibilities also include using a chainsaw for large limbs, keeping common areas clean, inspecting and maintaining irrigation systems, conducting daily property inspections, handling trash‑out duties, and promptly reporting maintenance or safety issues. Additional tasks are assigned by the Maintenance Supervisor, Community Manager, or Regional Manager.
- Represent IPG professionally at all times.
- Perform grounds maintenance: mow, edge, trim, remove leaves.
- Safely operate mowers, trimmers, blowers, and other power tools.
- Use a chainsaw to cut large tree limbs or debris.
- Keep common areas, lawns, walkways, and parking clean.
- Inspect and maintain irrigation systems, adjust or replace sprinklers/valves.
- Conduct daily property inspections and address issues.
- Clean interior spaces: vacuum, sweep, clean toilets, scrub floors, disinfect hallways.
- Perform trash‑out duties, removing abandoned items to dumpsters or storage.
- Report maintenance or safety concerns promptly.
- Complete additional tasks assigned by supervisors.
- Identify improvement areas and suggest efficiency enhancements.

Candidates must know safe operation of power tools and mechanical equipment, interact professionally with residents and staff, and be physically able to walk, stand, lift, bend, and pull throughout the workday. They should identify improvement opportunities, manage time effectively, have a positive attitude, and possess a valid driver’s license; basic light maintenance and landscaping experience is a plus.
