The Groundskeeper position, located in the Maintenance department, reports to the Community Director and Service Director and is classified as non‑exempt. The role is responsible for maintaining the exterior appearance of the community, ensuring grounds, amenities, and overall curb appeal meet company standards, and completing minor repairs as directed.
Key duties include inspecting the property throughout the day to remove litter, debris, and pet waste, maintaining clean common areas and amenities, and handling trash removal from vacant units prior to make‑ready. The Groundskeeper also performs routine service requests, changes locks, ensures pool gate safety, distributes resident notices, and promptly reports hazards. Customer service is emphasized through respectful resident interaction, responsive complaint handling, and participation in safety meetings and OSHA training.
The position works a 40‑hour week with typical hours of 9 am‑6 pm Monday‑Friday, 10 am‑5 pm Saturday, and 1 pm‑5 pm Sunday, and may begin up to two hours before the leasing office opens. Reliable attendance, punctuality, and the ability to work independently are required.
Applicants should have a high school diploma or GED and a proven record of safely using hand and power tools, mechanical equipment, and measuring devices. Required abilities include strong customer service, basic math, logical reasoning, basic computer proficiency, and a valid driver’s license.
Work is performed both inside and outside of apartment buildings, exposing the employee to varying weather conditions and requiring physical tasks such as standing, walking, climbing, stooping, lifting up to 50 lb independently (150 lb with assistance), and operating golf carts. Occasional travel may be needed for training, meetings, or to assist other properties.
