The Property Manager will oversee a portfolio of multi‑family affordable‑housing properties, ensuring fiscal performance, regulatory compliance, and superior resident services. Reporting to the Associate Director of Property Management, the role acts as a strategic liaison among properties, internal teams, and external stakeholders while guiding Community Managers to advance MidPen’s mission. This position offers a direct impact on operations during a period of significant portfolio growth across Northern California.
- Manage fiscal performance across the property portfolio, including budget development, expense approval, cash‑flow monitoring, and variance reporting.
- Ensure strict compliance with HUD, TCAC, Fair Housing and local regulations through monitoring and tracking systems.
- Coordinate preventative maintenance, capital projects and safety‑hazard mitigation with facilities management.
- Direct tenant‑management activities such as retention planning, complaint resolution, eviction processing and lease enforcement.
- Hire, train, coach, and evaluate Community Managers, supporting their career development.
- Lead marketing and leasing efforts, including waiting‑list management, applicant screening and unit turnover coordination.
- Collaborate with Asset Management, Accounting, HR and Facilities teams to achieve operational excellence.
- Conduct risk‑management activities, including security planning, safety meetings and incident reporting.
- Provide direction and support to ensure properties meet KPI goals.
- Drive operational initiatives, promoting adoption of updated protocols across all properties.
- Perform routine site and safety inspections to maintain property appearance, address concerns and capital needs.

- Bachelor’s degree (or Associate degree with additional experience) and 5+ years of multi‑family property management experience (800+ units) – or equivalent combination of education and experience.
- Tax Credit Specialist and Certified Occupancy Specialist certifications (or ability to obtain within 6 months).
- Minimum 4 years of multi‑family property management experience, with at least 2 years in affordable housing preferred.
- At least 4 years of supervisory experience managing direct reports.
- Proficiency with Microsoft Office and property‑management software (MRI, Yardi, RealPage, Boston Post).
- Strong analytical skills, including basic accounting and business math.
- Excellent written and verbal communication, able to present to diverse stakeholders.
- Valid California driver’s license and reliable transportation for inter‑property travel.
Benefits
