This role oversees and performs technical and mechanical work to ensure that the interior and exterior of buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, appearance, safety, and functionality. The position is live‑in and requires on‑call availability.
- Assist and complete work orders from resident requests, diagnosing issues and making repairs per policies, safety standards, and code requirements.
- Oversee the make‑ready process for vacant units, including inspections, punch lists, scheduling vendors, obtaining supplies, performing tasks, and inspecting completed work.
- Develop standards for cleanliness and appearance of grounds, amenities, exteriors, interiors, signage, parking, and common areas to reflect Greystar quality.
- Periodically inspect work of service team members to assess policy effectiveness and create corrective action plans.
- Inspect contractors, vendors, and service providers to verify work, materials, and services meet quality standards and specifications.
- Maintain inventory of spare parts and maintenance materials; coordinate with Community Manager to order supplies within budget.
- Complete monthly preventative maintenance procedures as outlined in the policy manual.
- Assist Community Manager in budgeting for regular repairs, maintenance, and capital projects.
- Support cost‑cutting by repairing rather than replacing parts, minimizing waste, and using tools correctly.
- Conduct scheduled safety meetings, keep MSDS sheets current, and stay updated on OSHA and other safety regulations.
- Apply logical thinking to define and correct problems.
- Perform basic mathematical operations to handle financial, administrative, and legal documents.
- Maintain all certifications required by state and local jurisdictions.
- Work indoors and outdoors in all weather conditions including rain, snow, heat, hail, wind, and sleet.
- Travel locally as needed for business meetings, training programs, or other responsibilities.
- Work a flexible schedule, including on‑call duties during evenings, weekends, and holidays.

- Demonstrate customer service skills by treating residents respectfully, answering questions, and handling complaints efficiently.
- Hold a high school diploma, GED, or equivalent experience and training.
- Possess experience in property management maintenance, building maintenance, or a related trade.
- Provide own hand tools and be proficient in safe use of hand tools, power tools, mechanical equipment, and measuring devices.
- Exhibit strong customer service and interpersonal communication to interact effectively with residents and team members.
- Communicate clearly in reading, writing, and speaking to represent management and address policy questions.
- Proficient with internet, word processing, spreadsheets, and database programs; property management system experience preferred.
- Hold EPA Type I and II or Universal certification for sealed HVAC system work, if required.
- Possess a valid driver’s license to operate a golf cart on the property, if applicable.
- Stand, walk, or sit for extended periods and be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces.
- Lift, push, or pull up to 25 lb independently and up to 50 lb with assistance.
Benefits
The hourly wage range for this position is $40.00 – $42.50, with additional compensation determined by business needs, experience, skills, and location. Corporate employees may be eligible for quarterly or annual bonuses based on individual and company performance, while onsite property staff may qualify for weekly, monthly, or quarterly bonus programs.
