Lead Engineer

Description

• Develop and maintain effective building-specific maintenance procedures
• Assist with or conduct daily operations and maintenance of mechanical, electrical, and plumbing systems, and general maintenance requirements for the buildings
• Recommend improvements to the preventive maintenance program on an ongoing basis
• Replacing motor bearings
• May be the only maintenance staff member on duty during certain shifts; may require extended periods without relief during emergencies (including overtime); may require shift work and/or on-call duties
• Maintain stock and inventory control
• Comply with all applicable codes, regulations, governmental agency, and company directives related to building operations; practice safe work habits
• Coordinate maintenance efforts with outside contractors and technicians
• Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns
• Supervise maintenance staff when applicable; assign and monitor maintenance activities and projects
• Aligning shafts
• Changing filters
• Ensure management team is informed of current building operations by compiling and submitting monthly reports
• Comply with C&W Uniform Dress Code while working; maintain neat and clean appearance while on property at all times
• Replacing lamps, ballasts, and fixtures
• Perform preventive maintenance duties, including:
• Complete all required C&W Safety Training as scheduled annually
• Inspecting and adjusting belts

Requirements

• Appropriate license/permit for trade as required (e.g., Journeyman or Master Electrician License, City Licenses, Operators License, Steam Engineers License)
• Basic computing skills in Outlook, Excel, and Word
• Regular travel between properties in varying weather conditions
• 3+ years of related trade experience in operating mechanical, electrical, and plumbing systems in a commercial property setting
• Lubricating motors
• Valid driver’s license and good driving record (subject to periodic checks)
• Thorough knowledge of all building systems operations, maintenance, and repair
• Knowledgeable in energy management systems, techniques, and operations
• Valid “Universal” level certification for CFC and HFC based refrigerants (EPA Section 608)
• High School Diploma or GED Equivalent
• Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, water systems, etc.
• Routine use of standard office equipment (computers, phones, photocopiers, filing cabinets, fax machines)
• Graduate of apprentice program or trade school preferred
