Maintenance Technician

Description

Maintenance Technicians are essential to maintaining high‑quality apartment homes. They perform apartment repairs, inspections, unit turnovers, obtain repair quotes, and coordinate contracted work, while also handling minor plumbing, electrical, painting, drywall, landscaping, and assisting with snow removal. The team uses an iPad and electronic work‑order system and receives a minimum two‑hour paid guarantee for emergency calls outside scheduled hours.

The role requires on‑call availability during evenings, weekends, and holidays to respond to maintenance emergencies.

• Perform routine inspections, preventive maintenance, and repairs of apartments and common areas.
• Diagnose and repair HVAC, plumbing, electrical, and mechanical systems.
• Complete minor carpentry, painting, drywall, and appliance repairs.
• Maintain landscaping, snow removal, and ensure safety and cleanliness of interior and exterior areas.
• Obtain repair quotes, coordinate contracted work, and manage inventory and supplies.
• Supervise and train junior maintenance staff as needed.
• Keep accurate maintenance records and reports.

Requirements

Qualifications include a high school diploma or GED, with technical or vocational training preferred, and at least two years of residential or senior‑housing maintenance experience. Candidates should be proficient in HVAC, plumbing, electrical, and mechanical systems, possess strong troubleshooting and communication skills, and hold a valid driver’s license; relevant certifications are a plus.
