Service Supervisor - Lake Colony

Description

The Maintenance Technician role is responsible for ensuring that both interior and exterior building components, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, safety, appearance, and functionality. This includes diagnosing and repairing defects, performing preventative maintenance, and coordinating “make‑ready” preparations for vacant apartments.

• Complete work orders from resident requests, diagnose issues, and perform repairs per policies and codes.
• Manage “make‑ready” process for vacant units: inspect, create punch list, schedule vendors, procure supplies, complete tasks, and verify work.
• Set and maintain cleanliness and appearance standards for grounds, amenities, building exteriors, interiors, signage, parking, and common areas.
• Inspect work of team members, contractors, and vendors; assess compliance and develop corrective actions.
• Maintain inventory of spare parts and maintenance supplies; coordinate ordering with Community Manager within budget.
• Perform monthly preventative maintenance as defined in policy manuals.
• Assist Community Manager in budgeting for repairs, maintenance, and capital projects.
• Support cost‑cutting initiatives by repairing rather than replacing parts and minimizing waste.
• Conduct Greystar safety meetings, ensure MSDS sheets are current, and stay compliant with OSHA and other safety regulations.
• Provide courteous customer service, respond to resident inquiries and complaints promptly and efficiently.

Requirements

• Hold a high school diploma/GED and experience in property or building maintenance; bring own hand tools and be skilled in their safe use.
• Demonstrate logical problem‑solving, strong interpersonal communication, and proficiency with office software and property management systems.
• Possess EPA Type I & II (or Universal) certification for HVAC work and any required state/local licenses.
• Valid driver’s license to operate a golf cart on the property.
• Ability to stand, walk, bend, climb ladders, and lift up to 25 lb unaided or 50 lb with assistance; work in all weather conditions.
