The position involves executing preventive and corrective work orders, using the CMMS to track tasks, and ensuring compliance with service level agreements and key performance indicators. Regular facility rounds, condition reporting, and responsive tenant service are core parts of daily operations.
The Assistant Chief Engineer leads by sharing knowledge of HVAC, electrical, and plumbing systems, mentoring team members, and acting as interim Chief Engineer when needed. After‑hours support and on‑call rotations are required, along with maintaining accurate records, safety logs, and inventory of tools and PPE.
Candidates must possess strong interpersonal and communication skills, a high level of health‑and‑safety awareness, and hands‑on expertise with commercial HVAC equipment, pumps, motors, controls, and related electrical systems. Proficiency with Microsoft Office, CMMS, and mobile devices for email and documentation is essential.
The role demands physical stamina, including regular lifting of up to 50 lb (occasionally up to 100 lb), climbing ladders, and working in diverse environments such as mechanical rooms, outdoors, and extreme weather conditions. Safety hazards and exposure to moving equipment, chemicals, and noise are common, requiring strict adherence to safety protocols.
Applicants need a high school diploma or GED with technical training or a degree, a valid Tennessee driver’s license, and an EPA/CFC certification. A minimum of four years of building engineering experience covering HVAC, plumbing, and electrical systems is required, with two years of trades school or apprenticeship preferred.
