  • Operating within OSHA standards and company safety policies
  • Managing maintenance budget and inventory control
  • Training and developing maintenance staff
  • Supervising and leading the maintenance team while enforcing company policies and procedures
  • Providing 24-hour emergency maintenance service and on-call availability
  • Conducting preventative maintenance programs to protect property assets
  • Ensuring all equipment is properly maintained and serviced
  • Maintaining first-class property appearance with excellent curb appeal
  • Handling resident complaints/problems with professionalism and urgency
  • Overseeing all aspects of physical maintenance operations at the property
  • Managing apartment make-readies and turn-over processes to ensure units are rent-ready
  • Performing duties such as installing, troubleshooting, repairing and maintaining facility equipment
  • Overseeing construction or rehabilitation projects as needed
  • Assigning and completing work orders in a timely manner
  • Securing the maintenance shop at all times

  • Recognizing potential problems and taking appropriate action
  • Excellent communication skills both written and verbal
  • Basic computer skills and comfort using various software, apps and computer programs
  • Strong proficiency in HVAC, plumbing, electrical and appliance repair
  • Leadership skills with ability to supervise, train and motivate maintenance team
  • 3-5 years of maintenance experience with at least 1-2 years in a supervisory role preferred
  • Valid driver's license and clean driving record
  • Ability to read and interpret blueprints, schematics and technical manuals
  • Strong organizational and time management skills
  • Knowledge of construction, renovation and project management
  • Understanding of OSHA standards and safety regulations
  • Availability for emergency situations at the property, including an on-call rotation
