Reporting to the Senior Asset Manager, the General Manager is ultimately responsible for ensuring all properties are well maintained to company standards, directing internal and third‑party management teams, and maintaining high levels of tenant satisfaction and accountability.
- Maintain all portfolio properties to company standards.
- Direct internal and third‑party property management and engineering teams.
- Oversee tenant relations to ensure satisfaction and lease compliance.
- Conduct regular property inspections and ensure building systems functionality.
- Manage capital improvement, tenant improvement, and maintenance projects, including bidding and negotiations.
- Coordinate with Construction Management to deliver projects on time and within budget.
- Develop and maintain positive vendor and contractor relationships.
- Troubleshoot operational issues and implement solutions.
- Support leasing teams during lease negotiations.
- Review and approve operating and CAM expenses per company policies.
- Prepare annual budgets and monitor actual expenses against targets.
- Submit timely reports and participate in property status meetings.
- Analyze lease agreements and other contractual documents.
- Initiate bid requests and manage vendors/contractors.

This highly visible position demands strong leadership, management, and communication skills both internally and externally. It is an onsite role based at BH Properties’ Mission Valley office, with the portfolio primarily in Southern California but potentially including assets in other states or California markets.
- Hold a Bachelor’s degree and 7‑10 years of commercial property management experience, especially with large urban retail assets.
- Demonstrate strong communication, customer service, and tenant‑relations skills.
- Exhibit solid time‑management, initiative, and ability to work independently in a fast‑paced environment.
- Proficient in MS Office; Yardi experience a plus.
- Travel up to 20% of the time.
Benefits
