Description

The Groundskeeper’s primary goal is to provide residents with a clean, well‑maintained living environment. Responsibilities include grounds pickup, landscaping, snow removal, record keeping, assisting with deliveries, moving appliances, general repairs, and other duties as directed by management.

Core duties involve walking the property to remove trash and debris, reporting major repairs, performing interior and exterior painting when needed, distributing communications to residents, and maintaining storage areas. The role requires knowledge of EPA, OSHA, local codes, and the ability to operate lawnmowers, snow equipment, and other landscaping tools, as well as the willingness to work outdoors in all conditions.

• Perform grounds cleanup, landscaping, and snow removal.
• Assist with deliveries, move appliances, and handle general repairs.
• Maintain accurate records of activities and supplies.
• Report major repairs to the maintenance team.
• Apply interior and exterior paint as requested.
• Distribute resident communications effectively.
• Ensure compliance with EPA, OSHA, and local regulations.
• Operate lawnmowers and other landscaping equipment safely.
• Purchase replacement parts and supplies from vendors.
• Work outdoors in all weather conditions.
• Maintain a neat, clean, and professional appearance.

Requirements

Applicants should have a high school diploma or equivalent (preferred) and be able to lift at least 50 lb, climb ladders, stoop, kneel, and work on roofs. They must obtain Fair Housing certification before interacting with prospects or residents, possess OSHA knowledge, be available evenings and weekends, and present themselves in a neat, professional manner.
