The Building Operator, Level 3 is an entry‑level position that provides operational and technical support as part of a building‑operations team. Reporting to the Operations Supervisor, the operator may be the sole caretaker of a moderately sized building, ensuring safe, environmentally responsible and efficient management of the property.
Core duties include performing daily rounds of mechanical systems, maintaining climate control, conducting general housekeeping, supporting environmental assessments, participating in health‑and‑safety programs, handling waste and hazardous‑material issues, monitoring computerized control systems, and responding to tenant service requests. The role also assists with insurance and risk‑management inspections and stays up‑to‑date with industry practices and new technologies.
A focus on sustainability requires the operator to continuously seek energy‑saving opportunities, promptly address environmental hazards, evaluate replacement equipment through a sustainable lens, and take part in community‑support events for tenants and staff.
Candidates must hold a 5th Class Power Engineer Certificate (or be working toward it), have 1–2 years of experience in commercial high‑rise building operations, a valid driver’s licence and intermediate Microsoft Office skills. Strong communication, time‑management, organizational and decision‑making abilities are essential, as is the capacity to work under pressure and maintain accurate operational records.
