Assistant Community Manager

Description

The Assistant Community Manager greets prospects, processes applications, manages leases and renewals, handles rent collections and evictions, and promotes resident satisfaction and property visibility through effective communication and social media. This role is pivotal in ensuring smooth resident onboarding and maintaining high occupancy rates.

The role may require extended periods of sitting, climbing stairs, reading documents and screens, and occasional lifting of items up to 20 pounds, as well as operating standard office equipment. Work is based on‑site, including outdoor exposure and occasional work in confined or elevated, potentially hazardous areas. This position aligns with titles such as Assistant Manager, Assistant Property Manager, or Assistant Business Manager.

• Greet and qualify prospects using lead management software, ensuring compliance with Fair Housing.
• Assist prospects with applications, deposits, credit checks, and rental history verification.
• Maintain an up‑to‑date availability report and submit applications for manager approval.
• Show apartments, close sales, prepare units for move‑in, and obtain resident signatures.
• Manage lease renewals, send notices, process move‑outs, and update property management software.
• Collect rent, enforce lease terms, track fees, and initiate evictions when necessary.
• Respond promptly to resident complaints and requests to enhance satisfaction and retention.
• Conduct market research, execute outreach marketing, and maintain the property’s social media presence.
• Complete all required paperwork for leases, move‑ins, and check‑outs efficiently.

Requirements

A high school diploma or GED is required, with 1‑3 months of relevant experience or a combination of education and training. At least one year of customer service or apartment leasing experience is preferred, and a background in accounting combined with customer service is advantageous. Candidates must possess a valid driver’s license and be proficient with Microsoft Office and project management tools.
