Maintenance Technician II

Description

The Maintenance Technician II role advances maintenance expertise by diagnosing and repairing a wide range of systems, including HVAC, electrical, plumbing, appliances, carpentry, and more, to keep properties in top condition. Technicians complete service requests promptly, prepare vacant units for rent, and perform preventative maintenance and painting tasks, all while upholding safety standards.

• Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting, water features, and waste management.
• Complete service requests and repairs per company standards promptly.
• Prepare vacant apartments for rent quickly, performing turnkey work as needed.
• Conduct preventative maintenance in apartments.
• Paint interior and exterior surfaces.
• Maintain an incident- and injury-free safety culture by following policies and reporting hazards.
• Perform hot works (brazing, soldering, welding) to AvalonBay standards.
• Participate in on-call rotation monthly.
• Provide customer service to associates and residents.
• Read and follow policies such as Key Control, Turnover, and Emergency procedures.
• Identify and safely handle cleaning chemicals and read SDS.

Requirements

• 2-3 years of maintenance experience with HVAC, plumbing, electrical, and general repairs.
• Valid driver’s license.
• Use personal protective equipment correctly.
• Understand emergency system shutoffs and operation sequences.
• Knowledge of paint types and tools.
