The Residential Transition Loan (RTL) Underwriter - Express serves a critical role in upholding Genesis Capital’s credit-first culture through rigorous risk assessment and sound underwriting principles. They are a key contributor in evaluating and underwriting real estate investment loans, including fix & flip, bridge, and construction financing. This role combines asset-level risk analysis with borrower credit assessment to ensure sound, profitable lending decisions. Ideal candidates bring strong expertise in deal-level underwriting fundamentals, borrower credit evaluation, and real estate project viability.
Success in this position requires the ability to analyze complex transactions, assess renovation budgets and exit strategies, and structure loans that align with program guidelines and market dynamics. The RTL Underwriter manages a high-volume pipeline in a fast-paced environment, balancing speed, accuracy, and risk mitigation. Collaboration is essential—this role partners closely with Sales, Valuations, Construction, and Operations to deliver timely, high-quality underwriting decisions.

- Bachelor’s degree in finance, real estate, economics, or a related field.
- Validate borrower experience and track record in investment property projects.
- Understanding of borrower financial analysis, credit risk evaluation, and KYC/AML compliance.
- Flexible and adaptable to process and program changes in a rapidly growing platform.
- Self-starter with a strong sense of urgency and ownership over assigned loans.
- 3+ years of experience in commercial real estate banking or private real estate lending, with a focus on underwriting, credit analysis, or similar functions.
- Solid understanding of real estate lending principles, loan structuring, and risk assessment.
- Adept at working across multiple teams and functions to keep loan files moving efficiently.
- Ability to synthesize data from property comps, budgets, and borrower history into actionable insights.
- Strong real estate underwriting judgment, with the ability to quickly assess project-level risks and opportunities.
- Hands-on experience with RTL, fix & flip, or construction lending strongly preferred.
- Familiarity with real estate markets, valuation methodologies, and investor exit strategies.
- Exposure to residential construction budgets, cost review, and timeline feasibility a plus.
Benefits
Compensation Range: $85,000 - $120,000
