The Community Manager role oversees the day‑to‑day operations of an assigned single‑family lease‑up community of 213 units. The position works a standard Monday‑Friday schedule with occasional weekend coverage and is responsible for ensuring compliance with Greystar policies, Fair Housing, the ADA, FCRA, and other applicable regulations. The manager leads the property team to meet established financial and operational goals.
Key responsibilities include developing and managing the property budget, analyzing financial statements and market data, and setting rent rates to meet revenue targets. The manager ensures timely rent collection, processes bank deposits, prepares monthly financial reports, and approves vendor invoices while verifying insurance certificates and coding charges correctly. Expenditure control is maintained through adherence to the approved budget and management of the petty‑cash fund. Lease enforcement duties cover application approvals, discounts, renewals, evictions, and collection of permissible late fees.
The manager monitors market and economic trends to devise short‑ and long‑term leasing strategies that drive occupancy and revenue. Resident satisfaction is promoted by responding quickly to complaints, questions, and service requests, while the maintenance team is held accountable for meeting company standards. Regular property inspections are conducted to ensure safety, cleanliness, and curb appeal across the grounds, buildings, and amenities.
Leadership duties involve recruiting, hiring, orienting, and training property staff, as well as managing performance in line with company values and policies. The manager also cultivates the client/owner relationship by providing performance updates, conducting property tours, and addressing owner inquiries. Physical demands include standing, walking, lifting up to 25 lb independently (50 lb with assistance), and working in all weather conditions, with a flexible schedule that may require on‑call evenings, weekends, and holidays.
Compensation for this role ranges from $80,000 to $90,000, with eligibility for quarterly or annual bonus programs based on individual and company performance.
