- Clean out drainage ditches and culverts, using shovel and rake.
- Repair and paint fences, gates, walls, walkways, and building exteriors using carpentry and masonry tools.
- Plant grass, flowers, trees, and shrubs, using gardening tools.
- May sharpen tools, such as weed cutters, edging tools, and shears, using file or knife sharpener.
- Spray lawn, shrubs, and trees with fertilizer, herbicides, and insecticides, using hand or automatic sprayer.
- Removes trash and remaining items from vacant apartments prior to starting make ready process, transfers trash to dumpster or storage area as applicable and cleans and maintains storage areas.
- Pick up exterior and interior litter; empties and sanitizes trash containers.
- Water lawn and shrubs, using hose or by activating fixed or portable sprinkler system.
- May make minor repairs on equipment, such as lawn mower, spreader, and snow removal equipment, using hand tools and power tools.
- Shovel snow from walks and driveways when necessary.
- Assist with cleaning and maintaining pool and surrounding areas.
- Rake and dispose of leaves from property grounds.
- Follows established procedures and best practices for ensuring safety on the job and promotes safety within the work environment.
- Maintain daily upkeep of grounds and appearance of the property. Ensures all common areas, office spaces, and amenities are always neat and free of liter inside and outside of the property.
- Trim and edges around walks, flower beds, and walls, using clippers, weed cutters, and edging tools; prunes shrubs and trees to shape and improve growth or remove damaged leaves, branches, or twigs, using shears, pruners, or chain saw.
- Perform ground maintenance duties, using tractor equipped with attachments, such as mowers, lime or fertilizer spreaders, lawn roller, and snow removal equipment.
- Spread salt on public passageways to prevent ice buildup.
- Mow, trim, and edge lawns and flowerbeds using hand mower or power mower.

- Basic knowledge of interior/exterior maintenance, hand tools and cleaning equipment.
- Regular attendance, punctuality and dependability.
- High School Diploma or General Education Diploma (GED).
- Working knowledge of grounds maintenance, landscaping, experience.
- Ability to work independently with minimal supervision.
- Excellent time management skills: ability to prioritize work functions and keep track of activities completed and yet to do.
- Must be able to work flexible schedule which may include working special events and/or weekends.
