The Leasing Consultant is responsible for executing the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident‑retention goals. This includes greeting and qualifying prospects, conducting tours, processing applications and background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in experience.
The role also involves accounting and reporting tasks, designing off‑site marketing initiatives, analyzing market trends, staying current on leasing technology, enforcing lease terms, supporting lease renewals, responding to resident and owner concerns, maintaining property safety and appearance, and resolving customer complaints.
- Greet and qualify prospects face‑to‑face and conduct property tours
- Process applications, credit screenings, and criminal background checks
- Prepare lease agreements, move‑in packages, and ensure smooth resident move‑ins
- Perform accounting, financial, and administrative reporting duties
- Design and execute off‑site marketing, referral, and employer outreach programs using internet and social media
- Analyze market and economic trends and recommend improvements
- Stay updated on leasing technology, tools, and industry standards
- Enforce lease terms through inspections, evictions, collections, and notifications
- Follow up with prospects and residents to secure lease signings and renewals
- Respond promptly to resident and owner inquiries, resolve issues, and document requests
- Maintain property safety, cleanliness, and appearance; report equipment malfunctions and injuries
- Inspect show units and common areas daily to meet company standards
- Develop and implement short‑ and long‑term marketing plans to sustain occupancy

Typical work hours are 40 hours per week with site hours of Monday‑Friday 9 am‑6 pm, Saturday 10 am‑5 pm, and Sunday 1 pm‑5 pm; weekend availability is required. Candidates must have a high‑school diploma or GED, property‑management or sales experience, strong communication and computer skills, a valid driver’s license, and be able to meet physical demands such as lifting 20 lb unassisted and standing for extended periods. - Proficiency with internet, word processing, spreadsheets, databases, and property‑management software (e.g., Entrata, Yardi, OneSite)
- Valid driver’s license
- Ability to lift/move up to 20 lb independently and 50 lb with assistance
- Frequently stand, walk, reach, climb, stoop, and squat; occasional sitting and keyboard work
