Transition closed acquisitions to asset management, development, and property management teams
Revise underwriting based on IC feedback and evolving deal terms
Support asset-level business plans, capital projects, leasing strategies, and refinancing efforts
Support debt and equity financing effort,s including lender outreach, term sheet analysis, and closing coordination
Coordinate and manage due diligence processes, including legal, financial, environmental, zoning, construction, and engineering reviews
Track market activity, pricing trends, zoning changes, and comparable transactions across NYC submarkets
Build and maintain acquisition, development, and hold/sell models incorporating leasing assumptions, capital expenditures, financing structures, and exit scenarios
Lead detailed underwriting for acquisitions, developments, and repositionings using Excel and Argus
Review third-party reports and work with internal teams to resolve issues prior to closing
Assist with post-close reporting, valuation updates, and portfolio reviews
Maintain active relationships with brokerage firms, debt providers, and industry contacts to source on- and off-market acquisition opportunities
Prepare comprehensive investment committee memoranda and presentation materials
Perform sensitivity analyses on rent growth, exit cap rates, construction costs, and financing terms
Prepare valuation analyses, including DCFs, residual land values, and feasibility studies
Assist senior team members with pipeline management and deal prioritization
Assist in the negotiation of LOIs, PSAs, joint venture agreements, and closing documentation

Experience at a vertically integrated owner/operator or institutional real estate platform
Master's Degree is preferred
Demonstrated experience in underwriting and executing real estate transactions
5+ years of experience in real estate acquisitions, REPE, or principal-side investing
Strong understanding of capital stacks, including equity, preferred equity, mezzanine debt, and senior financing
Bachelor’s degree required; real estate, finance, or related field
Experience preparing investment committee materials for senior decision-makers
Familiarity with NYC zoning, entitlement, and development processes
Clearly articulate risks, returns, and key deal drivers to senior leadership
Exposure to multifamily, mixed-use, or urban development projects
