The role manages day‑to‑day operations of two or more stabilized properties totaling 857 units, supervising staff, daily activities, and resources to meet budgeted financial and operational objectives. The position requires compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other multi‑family housing regulations. Work hours are Monday‑Friday, 9 am‑6 pm, with flexibility for business needs.
- Develop and input budgets by analyzing financial statements, market data, and operational reports.
- Set rent rates, ensure timely rent collection, prepare monthly financial status reports, and manage bank deposits.
- Approve vendor invoices, verify insurance certificates, code charges, and coordinate with accounting and owners.
- Control expenditures within approved budgets and manage petty‑cash fund balances.
- Oversee lease enforcement: approve applications, discounts, renewals, conduct inspections, issue notices, process evictions, and collect late fees.
- Analyze market trends and implement short‑ and long‑term leasing strategies to achieve occupancy and revenue goals.
- Respond promptly to resident complaints and service requests to promote satisfaction and retention.
- Ensure maintenance staff meet company standards for resident service requests and property condition.
- Conduct regular property inspections to maintain safety, cleanliness, and appearance of buildings and amenities.
- Recruit, hire, orient, train, and evaluate property staff in line with company policies.
- Maintain client/owner relationships through meetings, property tours, performance updates, and responsive communication.
- Work flexible schedule, including evening, weekend, and holiday on‑call duties; travel as needed to support other properties or training.

Physical demands include standing, walking, climbing ladders, and lifting up to 25 lb independently or 50 lb with assistance, in all weather conditions. The incumbent must be able to respond to on‑call requirements during evenings, weekends, and holidays and may travel occasionally to support other properties or attend training.
- 5+ years property management experience, multi‑site oversight, strong financial skills, Yardi proficiency, and large team management.
