Operating Engineer

Description

The Lead Operating Engineer works on‑site at JLL’s 24/7 corporate headquarters in Seattle, joining an engineering team of 80 professionals. Two openings are available – one swing shift and one day shift – and the role may assist the Chief Engineer with team direction.

In this role you will oversee the operation, inspection, and maintenance of mechanical, HVAC, electrical, and plumbing systems while ensuring compliance with safety procedures and supporting emergency response when needed.

• Perform painting, pressure washing, lighting maintenance, plumbing, HVAC, water treatment, locksmith, and general upkeep tasks.
• Supervise and implement the preventative maintenance program.
• Maintain the daily work order system (CMMS) and address tenant service requests.
• Provide training and supervision to expand engineering team capabilities.
• Support on‑call or emergency response situations as needed.
• Troubleshoot building systems including electrical, DDC, and pneumatic controls.
• Follow all safety procedures and participate in technical and safety training.

Requirements

Ideal candidates have 3‑5 years of hands‑on maintenance experience, relevant trade or academic training, and demonstrated leadership and customer service skills.

• 3–5 years experience in repair, maintenance, HVAC, plumbing, electrical, or carpentry.
• Trade school, union training, military service, or college education preferred.
• CFC EPA certification or willingness to obtain within the first year (JLL assistance).
• Leadership or supervisory experience.
• Proficiency with Microsoft Office (Word, Outlook, Excel, Teams).
• Ability to lift up to 50 lb and work at heights using ladders up to 30 ft.
• Strong customer service skills.
