The Maintenance Manager will coordinate with the Community Manager and Assistant Manager to increase net operating income by safely maintaining the exterior and interior of the property to RPM standards while staying within approved budget levels. This role contributes to resident retention by making repairs promptly, safely, and efficiently.
The Maintenance Manager supervises property and grounds maintenance, directs maintenance staff, and develops a skilled team of technicians. They manage the operating budget, obtain competitive bids, process purchase orders and invoices, and prioritize work orders to ensure timely completion and resident satisfaction. They oversee cleanliness, safety, fire code compliance, construction projects, and report employee injuries. Troubleshooting of HVAC, electrical, and plumbing systems, handling emergencies, maintaining records, and implementing cost‑saving initiatives are also required. The manager implements preventative maintenance plans, is on call for after‑hours emergencies, ensures OSHA compliance, conducts regular inspections, and maintains a safe, drug‑ and alcohol‑free workplace. Mentoring and training of team members to enhance skills is a key responsibility.
Candidates should have a high school diploma or GED (preferred), at least two years of multifamily maintenance experience or equivalent training, and a minimum of one year of supervisory experience (preferred). Required certifications include EPA; CPO is preferred. Proficiency with Microsoft Office, project management tools, and a valid driver’s license are required.
The role requires the ability to walk, stand, climb stairs or ladders, lift up to 50 lb (occasionally heavier with assistance), and operate various maintenance tools and computer equipment. Work is performed on‑site, often outdoors and may involve confined spaces, heights, and hazardous areas.

The anticipated pay range is $38.46 per hour plus monthly bonuses and a competitive benefits package.
