- Prepare and manage essential documentation that protects both project integrity and landowner interests.
- Search courthouse and other public records to determine current property ownership and related interests.
- Ensure compliance with corporate health and safety policies.
- Strengthen ERM’s reputation through professionalism, strong communication, and ethical engagement.
- Advise and assist in establishing fair market value ranges for land and land‑rights acquisitions.
- Manage settlement of complex damage claims related to construction‑site property impacts.
- Draft and/or supervise preparation of documents including:
- Contribute directly to the safe construction, operation, and maintenance of major transmission and utility systems.
- Facilitate crucial negotiations with landowners to secure land rights and resolve complex damage claims.
- Support major capital projects by identifying property ownership, analyzing real estate interests, and determining fair market values.
- Conduct complex negotiations with landowners and their designees.

- Strong organization, attention to detail, and professionalism.
- Experience negotiating complex agreements or resolving property‑related claims.
- Minimum of 3 years of ROW or related real estate experience.

- Ability to meet criteria in the Job Demands & Conditions Analysis for office and field roles.
- Excellent written and verbal communication skills.
- Solid working knowledge of PCs, Microsoft Office Suite, Google Earth, ArcGIS, and data management software.
- Additional experience in ROW acquisition for utility or infrastructure projects (water, wastewater, pipeline, gas, electric).
- High school diploma. Or equivalent experience.
- Driver's License Required: This position requires a valid driver's license and/or the ability to operate a company vehicle due to the nature of job duties, which include frequent travel to various client locations across a large geographical area.
- Ability to pass a pre‑hire background check and drug screen.
- Ability to work independently and remotely across various locations for extended periods.
- Knowledge of real estate values and accepted real estate appraisal practices.
