The Marketing Representative coordinates the community's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role handles all leasing activities, ensures resident satisfaction throughout the lease term, and secures lease renewals.
Key organizational responsibilities include acting as a Journey Visionary to prioritize solutions, demonstrating Passion & Innovation by solving issues with creative approaches, and serving as an Organizational Ambassador to engage residents and stakeholders. The representative also oversees project management, leads change initiatives across functional teams, and participates in community service and industry associations.
Daily duties involve greeting and qualifying prospects, conducting property tours, processing applications, performing credit and background checks, and preparing lease and move‑in packages. The representative inspects apartments for readiness, monitors market conditions, designs and executes marketing plans—including digital and offsite campaigns—and uses property management software to track availability and prospect data. Additional tasks include maintaining show‑unit quality, following up with prospects and residents, managing lease renewal communications, responding to resident concerns, and completing required reports.
Applicants must have at least a high school diploma or GED and a background in sales, marketing, internet, and customer service. Strong communication, mathematical, reasoning, and computer skills are essential, including proficiency with Yardi or similar property management systems and internet marketing tools. A valid driver’s license is required, and industry certifications are considered a plus.
The role requires regular use of hands for typing and handling documents, frequent standing, walking, reaching, climbing, stooping, and squatting, as well as the ability to lift up to 20 lb independently (or 50 lb with assistance). Vision requirements include close, distance, color, peripheral, and depth perception, and occasional local travel may be needed for training or market research.
