Assistant Service Supervisor - Sora (Student Living)

Description

The Service Technician role performs technical and mechanical work to ensure that buildings, grounds, amenities, and common areas meet Greystar’s standards for cleanliness, appearance, safety, and overall functionality.

• Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing per policies and codes.
• Conduct “make‑ready” process for vacant apartments, including inspections, punch list creation, vendor coordination, supply procurement, repairs, and final inspection.
• Retrieve and manage maintenance supplies and tools, track inventory, and notify supervisor of re‑order needs.
• Document service requests accurately and timely for proper tracking.
• Maintain grounds and common areas by trash removal, pressure‑washing, general cleaning, and painting as needed.
• Implement cost‑cutting measures by repairing rather than replacing parts and using materials efficiently.
• Follow Greystar safety and risk‑management policies, attend safety meetings, complete OSHA training, and report incidents promptly.
• Inspect work of contractors and vendors to ensure quality, scope, and specifications are met.
• Perform routine property inspections to identify safety concerns and communicate physical needs to management.
• Maintain required state and local certifications for all Service Technicians.

Requirements

Incumbents must be able to stand, walk, bend, climb ladders, lift up to 25 lb independently (or 50 lb with assistance), and work in all weather conditions. The position requires a flexible schedule that may include evenings, weekends, holidays, and on‑call duties, with occasional travel to other properties for training or support.

• Hold EPA Type I/II or Universal refrigerant recycling certification (for Certified Service Technicians).
• Possess a valid driver’s license to operate a golf cart where applicable.
