Description

The Make Ready technician is responsible for efficiently preparing vacant apartment units for re-leasing. This includes performing turn-over tasks and meeting established quality standards to ensure each unit is ready for new residents.

• Follow make-ready checklist to complete repairs and improvements before resident move-in.
• Inspect and repair sheetrock; caulk and seal windows, sinks, toilets, bathtubs, and showers; perform touch-up paint.
• Maintain inventory of supplies and equipment for make-ready tasks.
• Reduce expenses by fixing rather than replacing parts and minimizing waste.
• Enhance property curb appeal by trash removal, pressure-washing, general cleaning, and painting as needed.
• Comply with safety policies through meetings, OSHA training, and prompt incident reporting.
• Deliver high-level customer service by treating residents respectfully and completing work efficiently.

Requirements

A high school diploma or equivalent is required, and at least one year of maintenance or related experience is preferred. Candidates should possess general knowledge of skilled trades such as construction, drywall, basic carpentry, and make-ready work; HVAC experience is a plus.

The role demands physical ability to walk, stand, climb stairs or ladders, and access various property areas, as well as occasional lifting of items up to 25 pounds. Work is primarily indoors on-site but may involve outdoor exposure, confined spaces, heights, and potentially hazardous areas. Employees must follow safety and risk-management policies, participate in OSHA training, and promptly report incidents.
